This means that a variety of land uses <br />(residential, commercial, recreational) were created, and the <br />development!was done in phases. One of the yet uncompleted <br />phases concerns a 3.7 acre tract (Outlot C) which lies south <br />of the thir~ fairway, and just north of where 169th Avenue meets <br />Iodine Street. <br /> <br /> This tract was approved for higher-density multiple-family <br />housing to Be developed when central sewer and water became <br />available. ~The loc was laid out to accomodate a single row' <br />of condominiums or apartments along the third fairway, served <br />by a single!private access road. About '40 condominiums or apart- <br />ments could be constructed on this parcel. <br /> <br /> In the.past year we began exploring the possibilties of <br />developing this parcel using a private sewer and water system. <br />However, in,bringing the subject up to some of the residents, <br />we heard wieespread opposition to the concept of multiple- <br />family dwei~ings. Some people indicated that they were not <br />even aware %hat this parcel had received approval for this usage, <br />even though~that information has been public knowledge since <br />1984. <br /> <br /> We have held this property for nine years, paid the taxes, <br />and the condominium plan was an integral part of our overall <br />expected re~urn. The retail value of an approved condominium <br />plat would ~e somewhere in the area of $600,000. It is apparent <br />to us, howe~er, that whether we use~a private treatment plant, <br />or wait forithe metro sewer line to be extended this far north, <br />many of theineighbors will still object to the idea. However, <br />we have alr%ady performed our end of our arrangement with the <br />City. ..We d~nated the land for the golf course to the City, and <br />the City in turn was able to reconvey it to the Golf Course oper- <br /> <br />Cr'RTIFIED ~Y THE.
