The proposed final plat consists of one sheet printed on November 29, <br />1993. Accompanying the proposed final plat was a Grading and Drainage Plan <br />prepared by Hakanson Anderson Associates, Inc. dated May 5, t993, with revision <br />dates June 1, 1993 and November 23, 1993. We offer the following comments: <br /> <br />General: The proposed final plat for the 2nd phase of Rivenwick varies <br />from the approved preliminary plat for Rivenwick in that the westernmost <br />pan of 137th Avenue would be constructed as a cul-se-sac versus a through <br />street to Riverdale Drive. This is a significant change from the current <br />approved preliminary plat and therefore requires a public hearing by the <br />Planning and Zoning Commission and formal approval by the City Council. <br /> <br />Number of Lots: The total number of tots approved under the approved <br />preliminary plat was 95; 51 in Phase I and 44 in Phase II. With the <br />proposed revision, an addidonaI lot would be ga/ned in Phase II for a total <br />of 96 residential tots. <br /> <br />Lot Sizes: All of the lots exceed the 12,150 square foot area minimum for <br />non-riparian lots in the Critical River Corridor. With the exception of Lots <br />4, 5, and 6 of Block 2, ail of the lots meet the 80 foot lot width requirement <br />at the street frontage or building setback line. Lots 4, 5, and 6 measure <br />approximately 76.1 feet at the building setback line. Based on the fact that <br />these tots exceed the minimum area requirement by 700+ square feet, it is <br />Staffs recommendation that a variance be granted to the minimum lot width <br />on Lots ,4, 5, and 6. It is reasonable to expect that a building pad can be still <br />be achieved because of the additional lot area. <br /> <br />4 <br /> <br />St r eels. The revision to the street layout resulting from the proposed <br />revised preIimina.D, plat consists of desiKning the westernmost part of 137th <br />Avenue with an 'eyebrow' and a 'cul-de-sac' versus the previously <br />approved through street. The proposed cul-de-sac will result in a dead-end <br />street which exceeds the 600 foot standard for such streets by nearly 50%. <br /> <br /> <br />
