It <br />shidl be the responsibility of DEVELOPER B to pay the costs associated with this <br />n~essary street cleaning. Invoices from the CITY to DEVELOPER B for such <br />costs shall be paid within fifteen (15) days of the date of invoice. <br /> <br />St~'eet/Traffic Signs, Street Lights and Seal Coating. The CITY will <br />in ~sm~ll in the Plat, as Stage II Improvements street/traffic signs, street lights and <br />street seal coating. Street lights shall be installed by Anoka Electric Cooperative in <br />loc~tions as determined by the City Engineer. DEVELOPER B will pay to the <br />CITY an mount equal to 100% of the CiD, Engineer's estimated construction cost <br />of ire items prior to recording of the final Plat. DEVELOPER 13 shall also <br />del~osit an amount that is determined by the CITY to be adequate to aid in the <br />op~zation and maintenance of the street lights for the f'zrst 3 years. The CITY will <br />billiresidents in the Plat at least quarterly for street light m~ntenance and operation <br />cos~ts; billings will be initiated at the rime of connection to municipal water and <br />sargtary sewer. I-Iardsurface <br />driv'~ways and sodded boulevards are a requirement for each lot in the Plat. Sa/d <br />improvements shall be installed by the building permit applicant or the homeowner <br />at tile time the Certificate of Occupancy is issued or as soon thereafter as possible, <br />weather permitting. In the event these improvements are not t4~mely installed, <br />DE ~!/ELOPER B, on behalf of all subsequent owners of lots within the Plat, <br />agr~s that the CITY may install said improvements on any lot(s) and specially <br />asse~ss its cost therefore against the lot(s). DEVELOPER B hereby waives ail <br />right to a public heating and other statutory fights or City Charter fights granted a <br />property owner relating to special assessments, including the fight to appeal the <br />spefftal assessment for installation of the improvements described in this paragraph. <br />In a~difion, DEVELOPER B grants the fight to the CITY to enter on each lot of <br /> <br /> <br />
