~REQUEST FOR REVIEW OF REVISED SITE PLAN OF <br />RAMSEY PROFESSIONAL BUILDING <br /> CASE OF STRONGBUILT TOWNHOMES, INC <br /> By: Amy Geisler, Associate Planner <br /> <br />CASE #: ~ <br /> <br />Background: <br /> <br />Strongbuilt Townhomes has submitted revised building elevations and floor plans for the office <br />building that was approved as a part of the Mallard Ponds subdivision. City Code requires the <br />Planning CommiSsion and the City Council review any revisions to the original site plan (such <br />that as elevations) before construction can begin. <br /> <br />The following items are enclosed for your review: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br />f) <br /> <br />Site location map <br />Site plan <br />Building elevations and floor plan <br />Development permit <br />citY Staff Review Letter dated September 24, 2003, revised October 10, 2003 <br />Draft Planning Commission minutes dated October 2, 2003 <br /> <br />Notification: <br /> <br />Site plans do not require a public hearing. <br /> <br />Observations: <br /> <br />The Mallard Ponds subdivision was approved in October 2002 and included a multi-tenant office <br />building. Mallard Ponds was developed as a Planned Unit Development. Under the development <br />agreement, a multi-tenant office building is a permitted use provided it meets B-1 or B-2 zoning <br />district standards. <br /> <br />The submitted plans contain several changes from the approved site plan. The revised plans show <br />a building height of 24.5 feet, as opposed to 22.5 feet on the original plans (measured to the roof <br />peak). City Code stipulates a maximum building height of 35 feet in the B-1 and B-2 zoning <br />districts. The approved site plan indicated a faux ledgestone finish, while the revised plan <br />indicates rock face with synthetic stucco. There is also a reduction in the number of windows on <br />the faCade and some changes in some of the architectural detailing on the building. The revised <br />site plan also shows skylights will be added. An upper story has also been added to two of the <br />four offices that Will be in the building. <br /> <br />Other than building height, finish material, and architectural details, the site plan has not changed <br />substantially from the original plans. There are several outstanding issues remaining from the <br />original site plan including the trail alignment, screening, and site drainage. Staff is requesting <br />resolution of these issues before the City issues a building permit. <br /> <br /> <br />
