CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />STRONGBUILT TOWNHOMES <br /> <br />On October 22, 2002, Site Plan approval was granted, and on October 14, 2003 the revised site <br />plan was approved by the City of Ramsey ("City") to Strong Built Townhomes, Inc., <br />("Permittee"), whose address is P.O. Box 410, Anoka MN, 55362, to construct a 6,000 square. <br />foot multi-tenant facility ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, Block 1, Mallard Ponds Second Addition <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to {}9.03.06 of the City Code. The conditions of this approval <br />are as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be constructed on the Site as shown <br />on the Site Plan and Landscape Plan, prepared by Bogart, Pederson & Associates dated <br />August 28, 2002, Floor Plan and Exterior Elevation Plan, prepared by Klick Inter Arch <br />Design dated September 5, 2002, Grading Plan prepared by Bogart, Pederson & <br />Associates, Inc. dated August 28, 2002, revised October 10, 2002, and Building Plans <br />and Elevations prepared by Robert Baker dated December 2, 2002, revised June 27, <br />2003. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following :site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan and Landscape Plan. The Required Improvements are <br />as follows: <br /> <br />a. Installation of bituminous driveways and parking lot in accordance with the site plan <br /> prepared by Bogart, Pederson & As'sociates dated August 28, 2002. <br />b. Installation of B-6/12 continuous concrete curbing around the perimeter of all <br /> concrete and/or bituminous surfaces. <br />c. Establi~shment of turf in areas disturbed during construction and in accordance with <br />the Site Plan prepared by Bogart, Pederson & Associates, Inc. dated August 28, 2002. <br />d. Landscaping in accordance with the Landscape Plan prepared by Bogart, Pederson & <br /> Associates, Inc. dated August 28, 2002. <br /> <br />("Required Improvements)". <br /> <br />FIRE LAblES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br /> <br />
