The revised plans consist of five (5) sheets dated <br />December 3, 2002, revised June 27, 2003. We offer the following comments: <br /> <br />General: The submitted plans propose revising the original site plan for the Ramsey Professional <br />Building, originally approved October 22, 2003. The proposed revisions include changes to the <br />floor plan and building elevations. <br /> <br />Zoning: The site is currently zoned Planned Unit Development (PUD). The Development <br />Agreement for the Mallard Ponds subdivision, which this lot is part of, contains language that <br />allows the subject property to be developed as a commercial lot. The Development Agreement <br />allows fbr the subject property to be developed with a use allowed under either a B-1 or B-2 <br />Business zoning classification. Multi-tenant office uses are allowed in both the B-1 and B-2 <br />Business Zoning Districts. <br /> <br />Setbacks: The building location exceeds the 35-foot front and rear yard and 20-foot side yard <br />setback requirements. City Code requires a 20-foot geen space area adjacent to all public roads. <br />The site plan shown does not meet this requirement. The parking area is shown as close as ten <br />feet from the edge of the right-of-way. You have been ganted a variance for this encroachment <br />at the October 10, 2002 Board of Adjustment meeting. The setbacks have not changed <br />substantially in the revised plans. <br /> <br />Lot Coverage: The parcel is approximately 40,936 square feet (0.94 acre) in size. Lot coverage <br />is restricted to 35% or 14,327 square feet. The proposed footprint of the multi-tenant office <br />building is 6,000 square feet, which equates to a lot coverage of approximately 15%. The overall <br />size of the building has not changed substantially in the revised plans. <br /> <br /> <br />
