Absent: None. <br /> <br />Case/46 <br /> <br />Request for Site Plan Review; Case of Basalt Properties, LLP <br /> <br />Assistant Community Development Director Trudgeon advised that Basalt Properties, LLP is <br />proposing to construct two buildings; an 11,200 square foot building and a 16,800 square foot <br />building, both of which will house office, storage, and industrial activities. The site is currently <br />zoned E-1 and the proposed uses are permitted uses within the District. He indicated the <br />northern building meets the front-yard setback of 35 feet and the side yard setback of 20 feet. <br />The rear yard setback for Building B is 26 feet, which is less than the required setback of 35 feet. <br />He added the site is located on the coruer of Basalt Street and 151st Avenue. Building A will <br />have access to its Parking lot from 141 st Avenue. Building B will have access to their parking lot <br />from Basalt Street. He indicated both buildings will have a shared access from Basalt Street for a <br />truck maneuvering area. The proposed access is shown to be 50 feet wide. He stated Staff feels <br />that this is too wide and would like to discuss on reducing the width of the access with the <br />applicant. <br /> <br />Motion by Commissioner Johnson, seconded by Chairperson Nixt, to recommend that the City <br />Council grant approval of the proposed site plan contingent upon compliance with City Staff <br />Review Letter dated August 29, 2003, the rezoning of the subject property to PUD, approval of <br />the Basalt Properties final plat, and the developer entering into a development permit, as well as <br />the stipulation that used shall be conforming with uses for an E-1 Employment District. <br /> <br />Motion carried. Voting Yes: Chairperson Nixt, Commissioners Johnson, Brauer, Shepherd, Van <br />Scoy and Watson. Voting No: None. Absent: None. <br /> <br />Case #7 <br /> <br />Request for Site Plan Approval of Plants and Things Accessory Building; <br />Case of Larry Hickman <br /> <br />Assistant Community Development Director Trudgeon advised that Larry Hickman has <br />submitted a site plan proposing to develop an 1,800 square foot accessory building for storage for <br />his Plants and Things business. The site is located along U.S. Highway 10 and is adjacent to the <br />Plants and Things commercial operation. He indicated the parcel presently has a vacant house <br />located on the property. Mr. Hickman has indicated to Staff that he plans to eventually use the <br />existing house as offices. Per direction of City Staff, the two lots will be combined at the County <br />into one tax parcel. He further stated the two parcels, when combined, will be 11.85 acres in size <br />and zoned B-2 Highway Business. Plants and Things is an existing indoor/outdoor furniture and <br />plant sale facility with outdoor displays, which is a permitted use in this zoning district. <br /> <br />Assistant Community Development Director Trudgeon advised the City Council recently adopted <br />a six month moratorium on development of properties located north of the Highway 10 corridor. <br /> <br />Planning Commission/September 4, 2003 <br /> Page 10 of 20 <br /> <br /> <br />
