We have received the final plat which consists of one sheet dated <br />rec¢}ved by the City on February 10, 1994. We offer the following comments: <br /> <br />General: The proposed plat is in the R-1 Rural Residential District and <br />consists of approximately 40 acres to be subdivided into 2 lots, one platted <br />at 3 acres in size and the remaining 37 acres making up the second lot. The <br />3 acre lot would accommodate an existing homestead. In accordance with <br />comments made at the time of sketch plan review, a certificate of survey has <br />also been provided to verify that the structures on Lot 1 will meet all <br />required setbacks from proposed property lines. <br /> <br />Lot Sizes and Dimensions; Both lots in the plat meet the minimum lot size <br />of 2.5 acres; the plat does not exceed 4 in 40 density zoning. <br /> <br />A. coess to Lots: No construction of streets into the plat is proposed as both <br />of the lots would be serviced by the existing Puma Street N.W. Puma <br />Street at the present time is a dirt roadway. In accordance with the City <br />Engineer's request at the rime of sketch plan review, the larger lot has been <br />designated as an outlot rather than a second buildable lot to avoid the <br />potential for addLirional wa.fflc on this dirt street. <br /> <br />Also, in accordance wkh the City En~-~J. neer's request, the dedicated r/ght-of- <br />way along Puma Street was increased to accommodate it being improved to <br />MSA standards in the future. <br /> <br />Soils: City Code has adopted a standard of 25% of a 2-1/2 acre lot or <br />27,225 square feet being Class I soils for acceptable creation of an on-site <br />septic system. Each of the two lots has over two acres of Class 1 soils. <br /> <br /> · . f <br />. .Drainage and I,l¢Ii _ry Easements: The plat includes the standara drama_e and <br />utility easements around the perimeter of each of the lots. <br /> <br />I¢; <br /> <br /> <br />
