CITY OF RAMSEY <br /> ANOKA COUNTY, MINNESOTA <br />DEVELOPMENT AGREEMENT - PINEWOOD SHADOWS <br /> <br />THIS AGREEMENT, made and entered into by and between the CITY OF RAMSEY, a <br />municipal corporation of the State of Minnesota (the "CIT'Y"), and GERALD J. AND HEIDI <br />A, BAUER, husband and wife, whose address is 5750 l?th Avenue N.W., Ramsey, Minnesota <br />55303, and DAN AND ALICE G. MCINNIS, husband and wife, whose address is 1,~915 <br />Puma Street N.W., Ramsey, Minnesota 55303 ("the DEVELOPERS"). <br /> <br />WITNESSETH: <br /> <br /> WHEREAS, the DEVELOPERS are the fee owners of the following described property <br />situated in the CITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> <br />Lot 1, Block 1, and Ouflot A, Pinewood Shadows, Anoka County, Minnesota, <br /> <br />the "Subject Property"; and <br /> <br /> WHEREAS, on February 22, 1994, pursuant to Resolution #94-02-. , the CITY <br />avproved the final plat of the Subject Property which plat is known as PINEWOOD <br />SHADOWS (the "Plat") contingent on certain requirements, including DEVELOPERS and <br />CITY entering into this conrract~ and <br /> <br />WHEREAS, the Plat consists of two (2) lots totalling approximately forty (40) acres; <br /> <br /> WHEREAS, approval of the Final Plat is given pursuant to the Ci5"s Subd/vision Code <br />Section 9.50.05 (Su't~ 2) entitled "Division or Consolidation of Unplatted Lots". <br /> <br /> WHEREAS, no expend/rare of CITY funds will be made until City Code escrow <br />requirements have been fulfilied by the DEVELOPERS. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER a~ee as follows: <br /> <br />IMPROVEMENTS <br /> <br />Access to Lots. All lots in the Plat shall have access onto Puma Street N.W. <br />However, because of its designation, Ouflot A is not considered by the CITY to be a <br />buildable lot. <br /> <br />Drainage and Utility Easements. Drainage and urilky easements shall be de~cated to <br />the CITY as shown on the Final Plat. <br /> <br />II. <br />GENERAL <br /> <br />Park Dedication. In accordance with City Code, there shall be no park deal/cation due <br />for the existing homestead or the unbnfldabie out. lot. <br /> <br /> <br />
