(PUD). <br />The property is Part of a larger PUD, Rum River Hills, which was established to accommodate <br />development of ~ingle family homes and golf course. <br />The developmeOt agreement entered into for Rum River Hills did specify that Outlot C was <br />approved for de',/~:lopment with multi-family housing at the time sewer and water became available, <br />but it did not spekify to what density. City Staff is very concerned that disregard for that <br />commitrrient and approving the platting of 12 townhouse house units on 4.5 acres in the <br />rural area would jeopardize the City's on-going efforts for a MUSA expansionCity Staff <br />has requested written comments from Metro' Council regarding the proposal for <br />Townho~ses of Rum River Hills. <br /> <br />It is also istaff's position that the City has no previous commitment to the developers of <br />Rum River Hills as it relates to the 1989 affirmation of 4 in 40 density zoning because the <br />Rum River Hills development agreement specifically linked the higher density housing to <br />city sewer and water being available to the property. <br /> <br /> <br />
