',r acknowledge that said planned unit develotmoent incorporates single family residential usage, con~nerc~al ussges, open space recreational usages, and a future multiple family usage for a lot known as Outlot C, but which cutlot is ineligible for ~ssuance of any building permit under the Cits,'s current codes and ordinances as a result of its designation a-~ an outlot and as a result of the lack of availability of sanitary sewer and water servin~ sa'~d outlot. 2. ~/APJ~A~%i~ Public improvements to be incorporated and constructed in conjunction with the project include a street to be known as 169th Avenue N.W., and a street to be known as Iodine Street N.W., as shown on the plat, hereto attached as Exhibit "A", and drainage easements to be recommend~ by the City Engineer. In addition, the Developer shall cause construction of a right turn lane along T.H. 47 in acoordance with Minnesota Department of Transportation standards in conjunction with the entrance into Block 6. ~he Developer shall be responsible for the expense associated with this construction. a. CODstrDctioD b¥_.D~veloDer Developer shall guarantee that the construction of the streets and turn lane above together with all necessary ditches, backsloping, drainage and appurtenant improvements, shall be_ in acCOrdance with the standards of the City of Ramsey, as found in the City Code, ~nd as reco~nr~ended by the City Engineer. Pursuant to this guarante=_, Developer shall post security in a form approved by the City Attorne~y guaranteeing that construction to City standards shall be completed on or before September 1, 1985.
