' W. C. Dubats Site Plan/Conditional Use Request P. 2 of 2. <br /> <br />7, 8, and 9. <br /> <br />This ~quest involves two aspects: <br />a. Th~use of land zoned B-3, Highway Business, for expansion of ah existing <br />self-stOrage facility, which is also located in the B-3 Zone. Self-storage is not a <br />speci~cally permitted use in B-3, but is a compatible, low impact use. It may be <br />noted lhat self-slorage has exisled in the area since 1976 (at 6740 N. W. Hwy 10) <br />and or~ the adjacent lot on Ebony St. since 1986. <br /> <br />b. A z.4~rO lot line setback on the north side of the propen7', as indicated by the <br />Site Plan. This is appropriate because (1) the parcels (lots I through 3) will be <br />used t~gether, effective}), as if the same piece of real estate, and (2) a 30 foot <br />wide d~'iveway already exists along the southern border of Lot 2, and (3) <br />applicant will leave a 40 foot setback along the south border, rather than the 10 <br />foot setback required. This wider setback will benefit the adjacent residential lot, <br />and provide an appropriate transition from commercial zoning to neighborhood. <br /> <br />See item 6 above. <br /> See above. <br /> <br />l 0. No additional garbage sen,ice will be required for this addition. <br /> <br />] 1. Buildin~gs will be based on decorative mason~ block columns, ] 0 feet on center, <br />like buildinzs D, E, and F in Lot ] of the adjacent facilm~. Foundation w/ll be steel <br />reinforced mogolithic concrete slab, surrounded by 2 fool concrete aprons. Door header <br />panels will be ~actor3, formed and ~refinished steel. Roof will be of the standin~ seam <br />type with no e$ternal fasteners, having a vertical load design of 40 lb. per sq. ft., and a <br />horizontal winlt load desi~ oonforming to UL 90. All parkingdriving areas wilt be <br />paved with 2" ~bituminous. The development will be surrounded by a 6 foot high woven <br />wire fence with three strands of barbed xv/re on top, which will match and join to the <br />adiacent faciti~. Six inch concrete curbinz will be used wherever it does not interfere <br />w/'th the drainage plan. A 12 foot by 160 f~ot Landscape isle and water retention area <br />will be provided on the side bordering the residential area to improve the transition from <br />bus/ness to residence, and reduce the load on the Ebony St storm water system. <br /> <br />12.
