Ti~e use of land zoned B-3, Highway Business, for expansion of an existing <br />self-~orage faciliB', which is als.,o located in the B-3 Zone. Self-storage is not a <br />speci~cally permitted use in B-.~, but is a compatible, low impact use. It may be <br />note~ that self-storage has existed in the area since 1976 (at 6740 N. '9,7. Hwy 10) <br />and d~ the adjacent 1o! on Ebony St. since 1986. <br /> <br />b. A ~ero lot line setback on the north side of the property, as indicated by the <br />Site ~lan. This is appropriate because (1) the parcels (tots ] through 3) will be <br />used iogether, effectively as if the same piece of real estate, and (2) a 30 foot <br />wide ~triveway already exists along the southern border of Lot 2, and (3) <br />appliqant will leave a 40 foot setback along the south border, rather than the 10 <br />foot s~tback required. This wider setback will benefit the adjacent residential lot, <br />and p~ovJde an appropriate transition from commercial zoning to neighborhood. <br /> <br />6. The development will be surrounded by a 6 foot high woven <br />wire fence wilh three strands of barbed v, Sre on top, v/nich will match and.join zo the <br />adjacent facilirv. Six inch concrete curbing will be used wherever it does not imerfere <br />wnh the drmBage plan.
