We offer <br />the foBowing comments: <br /> <br />1. Zoning' The subject property is zoned R-1 Urban Residential and is permissible for <br /> development with single family residential tots. <br /> <br />2. Oenerat: In accordance with the approved preliminary plat, there are !3 single family lots <br /> proposed and r_he remainder of me properb' is platted as Outiot A for future development. <br /> <br />3. Utilities: Development of the property will require the extension of streets, sewer and water. <br /> The developer is proposing to accomplish these improvements as a private project without <br /> financial participation on the pan of the City. <br /> <br />Lo*, Sizes .a.nd Dimensions: All of the lots are adjacent to Wetland 114-P (Ramsey Terrace <br />Pond) and Lots i through 7 of Block 2 are subject to the shoreland zoning requirements for <br />which the m/n/mum lot size is 15,000 square feet above ordinary high water and the minimum <br />lot width at the water frontage is 75 feet. The snmctures on these lots will also have to be able <br />to meet a 50 foot setback from the ordina.D,, high water mark. It appears that all area and <br />dimension requirements have been met. <br /> <br />Access t.o..Lots: Access to the lots will be provided by an extension of Krypton Street N.W. <br />from Wood Pond Hills into Chesmut Ridge. As a result of discussions with DNR, Krypton <br />Street has been platted as a through street. <br /> <br />~W~tlands: DNR Wetland #114-P is located on the property. The ordinary, high water level <br />(OHW) is indicated to be 858. l feet. Any work which.changes the course, current or cross <br />secuon of this wetland will require a D~R Protected-Waters Permit. In addition, other <br />wetlands are known to be a~acent to DNR protected wetlands. This project should be <br />reviewed by the Lower Rum River Water Management Organization (LRRWMO) for <br />compliance with their standards and those of the Wetland Conservation Act. The Army Corps <br />of Engineers should also be contacted. <br /> <br /> <br />
