property owners have been contacted and permission has been obtained to complete <br />the proposed grading. The proposed grading is acceptable. The beehive catch <br />basin shown is required and a 15" pipe must be used to carry the discharge to the <br />existing catch basin in Tungsten Street N.W. A smooth wall polyethylene pipe may <br />be used in place of reinforced concrete pipe. <br /> <br />e) <br /> <br />Slopes left of the potential borrow area shall be graded no steeper than 4 horizontal <br />to 1 vertical. The grading shall leave no depressions which shall not drain. <br /> <br />A sump area of 250 square feet adjacent to the existing culvert conveying drainage <br />west across Sunfish Boulevard N,W. was requested. This sump area may be <br />placed on the adjacent property to the north ff it is acceptable to that property <br />owners, <br /> <br />In accordance with City Code and the policies of the Park and Recreation Commission, the <br />developer must submit a landscape plan that pwvides for the planting of one two-inch diameter tree <br />on each of the lots. City Staff is also recommending that the landscape plan provide for a <br />landscaped berm to buffer the single family lots from County Roads #57 and #116 and the multi- <br />family units planned for thc interior of the plat. <br /> <br />It has been agreed that the developer will acquire and remove the existing asphalt company from <br />the site. tn consideration of this added expense to the developer, City Staff has negotiated to credit <br />the developer's cost to extend sewer and water to the plat by $52,000.
