10. 11. That thclApplicant is proposing to limit the classes to six students per class as a means of assuring!off-street parking accommodations for a majority of the students. That the! Applicant has stated that each class takes about 2.5 hours and classes will be conduct .~1 3 evenings and one afternoon per week. 12. 13. 14. That th~ proposed use will not be unduly dangerous or otherwise detrimental to neighbo~ng residences. That the proposed use will not substantially adversely impair the use, enjoyment or market value of ~ny surrounding property. That th~ proposed use will be operated and maintained so as to be harmonious and appropriate in appearance with the existing or intended character of the general vicinity and the proposed use will not change the essential character of the area. 15. That the ~roposed use will not be hazardous or disturbing to existing or future neighboring uses. 16. That the (~roposed use will be served adequately by essential public facilities and services such as s'reets, police and fire protection. 17. That the proposed use will not create excessive additional requirements at public cost for public fa{:ilities and services. 18. That the '>roposed use will not involve uses, activities, processes, materials and equipment and conditions of operation that will be detrimental to an3' neighboring properties or persons By reason of excessive production of traffic, noise, or odors.
