Parcel I: <br /> <br />Anoka Industrial Park, Inc. <br />Donald Greenberg <br />2641 Lake George Drive <br />Cedar, ~ 55011. <br /> <br />This parcel is a remnant from the Anoka Electric Cooperative (AEC) <br />property purchase. The property is high on the western side and slopes to <br />the wetland that projects into the property from the eastern boundary. This <br />property could be used for wetland mitigation. This mitigation may be for <br />the AEC utility extension, Sunwood Drive construction, possible <br />development of the Barton Sand and Gravel property,or any other <br />construction projects in the Mississippi River Drainage District. The Project <br />also appears to have small deciduous trees that may be transported to other <br />sites in the City. The City should consider purchasing this property as it <br />could be used in the future with any development of the Barton Sand and <br />Gravel property to the north. <br /> <br />Parcel 2: <br /> <br />Owner: <br /> <br />Anoka Industrial Park, Inc. <br />Donald Greenberg <br />2641 Lake George Drive <br />Cedar, MN 55011 <br /> <br />This is a two-acre parcel directly behind the Ramsey Athletic Club. The <br />property appears to be dry and developable. Based upon its location, it may <br />be a good site for services to the Industrial Park. Proposals have included <br />day care, mack wash and mack maintenance facility. As the AEC property <br />develops, this property may grow in value due to increased visibility and <br />traffic, making it a profitable site for a private use. The City may want to <br />consider its purchase for future sale or use. <br /> <br />Parcel 3: <br /> <br />Anoka Indusndal Park, Inc. <br />Donald Oreenberg <br />2641 Lake George Drive <br />Cedar, MN 5501 I. <br /> <br />This is the 12-acre parcel directly to the north of ParaBody's facility on <br />Sunfish Lake Boulevard N.W. After the City's meeting with ParaBody, <br />they may be interested in building a new facilky on this site. Excluding the <br />wetland, the site could support up to a 125,000+ square foot facility. The <br />property is fairly level with the back one-third sloping into the wetland. As <br />with the current ParaBody site, it would probably require limited site <br />preparation for the construction of a building. When the City is talking with <br />ParaBody about their future plans, having this property may be <br />advantageous. <br /> <br />Parcels 4 & 5: <br /> <br />Donald & Harvey Greenberg <br />2641 Lake George Drive <br />Cedar, MN 55011 <br /> <br />These two parcels need to be considered as one, due to their current shapes <br />and limitations. The parcels are fairly level with frontage along both <br />Sunfish Lake Boulevard N.W. and the Burlington Northern Railroad <br />tracks. There is also a private driveway that has been maintained by the <br />City long enough to be qualified as a City street. However, since the <br />current roadway width is limited, Staff is reviewing the cost of getting <br />enough roadway for a regular commercial street for the extension of City <br />utilities for the AEC facility. By acquiring this property ahead of time, the <br />extension of services and the improving of the road wilt be much easier and <br />may be cheaper as the City could sell the remaining property with City <br />services readily available.
