DATE:

June 8, 1994

MEMORANDUM

TO: :

FROM:

SUBJECt:

Mayor and Councilmembers
City Administrator

James Gromberg, Economic Development Coordinator
Monthly Building Activity

Attached f4r your review are the building activity reports for the month of May. As
projected, ~e City issued 31 new home permits and is currently on track to build a total of
310 new h~mes in 1994. This would equate to a population increase of approximately
1,063 new rbsidents for the City.

The City ctixrently has 315 urban lots still available for development purposes. This lot
surplus will be further supplemented by the completion of the Sunfish Square and
Rivenwiek nd Additions for some reason
¢ . . If these and other urban subdivisions are not
developed, ~ve wall be left with an inventory of approximately 200 urban lots for 1995.
This is wh~ it is imperative that we receive an urban service district (MUSA) expansion
soon. While 1995 likely will not find us critically short of lots, 1996 certainly will. as it
often takes ~2 to 18 months to design, plat and build infrasmacture, we need to begin this
process sooia for 1996 construction. With more than 166 lots currently available in the
rural area, ~is should be sufficient for the next two years. As the number of lots available
becomes s~,aller, the City should see a reduced rate of home construction, as remaining
lots will no~ be as desirable for new home construction.

If there are gny questions concerning this information, pl.e. ase contact me. As these reports
are complett~l once a month, some time lap is expected.

/jmt
