CASE <br /> <br />REQUEST <br /> <br />Background: <br /> <br />FOR FINAL PLAT APPROVAL OF WOOD POND HILLS 4TIt <br />ADDITION; CASE OF WPH PROPERTIES, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />WPH Properties, Inc. is requesting final plat approval of Wood Pond Hills 4th Addition. This <br />fourth phase of % ood Pond Hills consists of 16 urban residential lots. <br /> <br />The following items are enclosed for your review: <br /> <br /> a) Sit: location map - Wood Pond Hills 4th Addition <br /> b) Pr~>posed final plat <br /> c) Ciiy Staff review letter dated June 22 1994 <br /> d) PrOposed resolution granting final plat approval <br /> e) PrOposed development agreement <br /> <br />Observations: <br /> <br />All of the lots meet the minimum area and dimension requirements. <br /> <br />The public impro~,ements (streets, storm sewer, municipal water, sanitary sewer) will be installed <br />as a private project with no financial participation on the part of the City. <br /> <br />This development of Outlot I was supposed to have been the fourth and final phase of Wood Pond <br />Hills. However, bnly a portion of Outlot I is being final platted and there will be a fifth phase to <br />complete the Wc0d Pond Hills development. <br /> <br />Lots 1-5 of Bloc~ 1 are considered riparian to the wetland and as such, there is a 50 foot structure <br />setback from the [ordinary high water mark.
