The southern portion of the proposed plat, <br />currently platted hs Lots 3 and 4 of Klemish Addition, are covered by wetlands and the replat is <br />intended to conv.~y buildable land from what is currently platted as Lot 1, Block 9, Fox Ridge <br />Estates to these lots to render them marketable and buildable. <br /> <br />The proposed mirlor subdivision is in compliance with the current 4 in 40 density regulations as the <br />replat is not increasing the density from what currently exists. <br />Lot 1 would con.~nue to receive- access from St. Francis Blvd. N.W. with a backup access onto <br />Potassium Court ih the event the St. Francis Blvd. access is eliminated in the future. Lots 2 and 3 <br />would continue to receive access from 168th Avenue. <br /> <br />The plat will require dedication of a link in the park trail adjacent and parallel to St. Francis Blvd. <br />N.W. The develo Der is also being required to dedicate easements to the City across the driveway <br />onto St. Francis E lvd.
