CASE # q <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF RIVER BLUFFS 2ND ADDITION; <br />~, CASE OF JUNIPER RIDGE PARTNERSHIP <br />: By: Zoning Administrator Sylvia Frolik <br />Background: i <br /> <br />Jack Miller of Jtuniper Ridge Partnership is requesting final plat approval of the second and final <br />phase of the Ri~,er Bluffs P.U.D. The plat consists of 12 single family rural lots. <br /> <br />The following items are enclosed: <br /> <br /> a) ate location map <br /> b) l:~rl oposed final plat <br /> c) C. ity Staff review letter dated July 6, 1994 <br /> d) Pyoposed resolution for final plat approval <br /> e) Plroposed development agreement <br /> <br />Observations:. <br /> <br />The approved pi'eliminary plat consisted of 60 acres proposed to be developed with 25 single <br />family rural residential lots with an average density of one home per 2.4 acres. The property was <br />proposed to be d[veloped in 2 phases. <br /> <br />On August 25, i992, the Ramsey City Council granted final plat approval to Phase I which <br />consisted of 13 10ts. <br /> <br />On June 24, 1994, the developer submitted an application for final plat approval of the second and <br />final phase of R~ver Bluffs. The proposed final plat conforms substantially to the approved <br />preliminary plat.; <br /> <br />The lots in the 2nd Addition will be served by the extension 6f Oneida Street north to connect with <br />Onmda in Stanhqpe R~ver Hills. Several lots will be served by a cul-de-sac extension east off of <br />Oneida. The cul-de-sac does not exceed the 600 foot maximum lengxh restriction. <br /> <br />There is a substantial amount of debris and abandoned foundations on the subject property. The <br />development agreiement proposes to collect an escrow to ensure the proper removal of all debris <br />and foundations. ~vate wells must also be filled in accordance with State regulations. <br /> <br />Park dedication shall consist of applying a bituminous surface to,the gail__along the north boundary <br />of the plat. The dk:veloper is required to submit a landscape plan"i~ ident~fy-.rrees to be preserved <br />and provide for th~ planting of a tree in each lot. ./~ ....
