cAsE <br /> <br />CASE# // <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF <br /> CHESTNUT HILL 5TH ADDITION; <br />OF GOOD VALUE HOMES, INC., JOHN PETERSON <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background:~ <br /> <br />John Peterson of Good Value Homes, Inc., is requesting final plat approval of Chestnut Hill 5th <br />Addition, the final phase of Chestnut Hill. The final plat is based on a revised preliminary plat, <br />also approved by the City Council on Jul), 26. <br /> <br />Observations: <br /> <br />The plat consists of 17 lots, all of which meet the minimum area and dimension requirements. <br /> <br />The Developer is proposing to install the improvements (sewer, water, streets) as a private <br />development project without the financial participation of the City. The developer will be required <br />to establish a financial guarantee at the City to insure the completion of the improvements. <br /> <br />In accordance with the development agreement for Chestnut Hill, the park dedication fee for this <br />5th Addition will consist of a cash contribution in the amount of $215.15/1ot. However, based on <br />the July 14 recommendations of the Park and Recreation Commission during revised preliminary <br />plat review, the~developer will be required to dedicate a trail link to connect Hunter's Hill Park with <br />the Sunwood Drive trail.
