CIT'Y OF RAMSEY ~3 <br /> <br /> Ar~HC~R-.~VISEY SPORTS CENTER, IN~/. <br /> <br />On July 26, 1~94, Site Plan approval was ~ranted by the City of Kamsey ("City") to Sharp and <br />Associates, a .~nnesom corporation, whose address is 10907 93rd Avenue North, Maple Grove, <br />Mn 55369, ('~Permittee") to construct a three-phase multi-tenant office warehouse building <br />totalling 45,640 square feet ("Structure") on the property which is legally described as foIlows: <br /> <br />Lot 1, Block 1, RAMSEY 67 INDUSTRIAL PARK, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval i~; issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />this approval ar, as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordartce with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The Structures shall be sited and constructed on the Site <br />as showr~ on the Site Plan submitted by the Perminee, which Site Plan consists of three (3) <br />sheets dated June 5, 1994, Revision 1994. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following Site improvements on the Site in accordance with the specifications and location <br />as shownon the Site Plan. The Required Improvements are as follows: <br /> <br />Bltuminous driveways and maneuvering areas; <br />Concrete curbing; <br />Site grading; <br />SOd, seed and landscape plantings; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTI~NG. Any lighting installed on the Structure or in the parking lot shall be <br />designed 1;o as to deflect light away from County Road #116 and Urartium Street N.W. <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces in <br />accordance with Section 9.03.06 of the Ramsey City Code, as certified by the Zoning <br />Adminismator. <br /> <br />TAX INCREMENT FINANCING. The Permittee hereby agrees to an Assessment <br />Agreement with a minimum market value of $30.33 for tax purposes from 1997 through <br />2012 on ~ach square foot of structure built pursuant to this permit. The City agrees to <br />provide reimbursement toward infrasm~cture and site improvements using a basis of $1.00 <br />per year per square foot of structure built for the years 1996 through '2002.
