July 12, 1994 <br /> <br />BKPR <br /> <br />Mr. Ryan Schroeder <br />City of Ramsey <br />15153 Nowthen Blvd. NW <br />Ramsey, MN 55303 <br /> <br />RE: <br /> <br />EXISTING BUILDING OBSERVATION <br />Future Public Works Facility <br />Ramsey, Minnesota <br /> <br />Dear Mr. Schroeder; <br /> <br />As requested, we have performed a visual observation of the two buildings presently owned by Minnesota <br />Sawdust and Shavings, Inc. Our observation of the building took place on July 7, 1994. The purpose of our <br />review is to highlight any significant deterioration in the building's condition, as well as comment on the <br />appropriateness of the existing structures for their future use as public works maintenance facilities. <br /> <br />Our review consists of a visual site observation of the existing building for signs of obvious deterioration, and does <br />not include any testir~g, survey, or quantitative structural review of existing building documents. At the time of our <br />observation, a Xerox copy of the original plan and elevation for the masonry building was obtained. Dimensions <br />for the original masonry and precast structure were obtained from these plans. <br /> <br />The original site of the Minnesota Sawdust and Shavings complex consists of two buildings. The first building <br />reviewed is a masonry structure with a double-T precast roof. The building was originally constructed in 1977 by <br />the firm of Bendeski Concrete. The overall dimensions of the building are 136'-0" long by 90'-0" wide to the <br />outside face of the masonry. The perimeter masonry walls are constructed of 12 inch concrete masonry units <br />erected to a height of 18'-8". The exterior walls are stiffened by 16 inch by 16 inch masonry pilasters spaced 20'-0" <br />on center. The long dimension of the building is oriented north/south, with the east and west walls acting as <br />bearing walls to sup¢ort the precast double-T roof system. A 12 inch wide by 16 inch high bond beam provideS <br />bearing for this double-T roof system that clear spans the interior of the building in the east/west direction. Three <br />large openings in the west wall of the building provide access to the rail spur that occurs on the west side. Two <br />large openings occut' in the north wall of the building to provide truck access. The precast double-T's making up <br />the roof structure are 2'-8" deep, and support the original four-ply built-up roofing system installed in 1977. <br /> <br />The original built-up roofing contains a roofing contraction joint running north/south at the center span of the <br />double-T roof. Drainsge is provided by relying on the camber of the precast double-T's. Water is drained to the <br />east and west walls, where it is collected by a 4 x 4 double wood cant, and allowed to drain through three <br />perimeter scuppers. The cant is flashed with galvanized sheetmetal flashing. No mechanical rooftop equipment <br />is presently supported on the precast roof. The only mechanical provisions consist of a small 3 inch plumbing <br />vent at the northeast corner of the building. <br /> <br />The clear span precast roof provides a minimum clear height of 16 feet. The existing floor slab is detaited in the <br />original documents aS a 6 inch deep slab on grade. The condition of the existing floor slab appeared to be in <br />relatively good shape, with very little cracking or differential settlement observed. The floor slab does not slope, <br />and no interior drainage has been provided. <br /> <br />o75 <br /> <br /> <br />
