Peterson: <br /> <br />We have received the Preiiminau, Plat and Preliminau, Grading Plan for Chesmut Ridge 2nd <br />Addition which consists of two sheets ch-awn by Passe Engineer/ng, Inc. dated June 24, 1994. <br />We offer the following comments: <br /> <br />2ggRJ_O. f3. The su~ect property is zoned R-1 Residential and is permissible for development <br />with single fa_rally residential .tots. However, the north half of the plat is not in the <br />Municipa] lDfDan Service Area (MUSA) and is currently not eligible for development with <br />urban services, h is anticipated that the north half of the plat wil} be brought into the <br />MUSA this fa_Ii with >4erro Counci) approval of the City's comprehensive plan amendment <br />for a MUSA expansion. <br /> <br />General' The proposed plat consists of approxin'iate}y 65 acres to be developed with <br />municipal water and sanira-q2 sewer and subdivided into ?l single family lots. <br /> <br />!-oi Sizes and Dimensions: The m/n/mum lot width in the R-I Urban Residential Dismict is <br />80 feel or 90 feet on comer iots: and the rmnimum lot a_rea is 10,800 square feet. Lots 2, <br />3, !1, 12 and 16 ofBlock 3 do not appem- to meet the 80 foot lot width requirement at the <br />building setback line. Lots 2 and 12 ofBiock 4 do not meet the 10,800 souare foot area <br />r~uiremenL <br /> <br />Streets an~, Access ~.0 Lots: Sunwood Drive is proposed to be extended west through the <br />piaL No lots are proposed to have direct access onto Sunwood Drive except that two <br />'eyebrows' are proposed on the east end of Sunwood Drive to provide access to 7 of the <br />lons. Staff is recommending that the 'eyebrow' on the south side of Sunwood Drive be <br />changed roa through street to connect with the north/south sneers in the southwest comer <br />of the plat. <br /> <br />.Dra. inag~: The plat alta/ns to Wetland 114P at ~ree-locations. The proposed sedimentation <br />basins are required pr/or to d~.scharge into the basin. Drainage e]evadons should be <br />submirt~ to ensure sufficient capaciD, is provided in the basins.
