CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />SHARP AND ASSOCIATES, INC.. <br /> <br />On July 26, t994, Si~e Plan approval was granted by the City of Ramsey CCity") to Sharp and <br />Associates, a~;Minnesota corporation, whose address is 10907 93rd Avenue North, Maple Grove, <br />Mn 55369, .( Permlttee ) to construct a three-phase multi-tenant office warehouse building <br />totalling 45,(~0 square feet ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, Block 1, RAMSEY 67 INrDUSTRJAL PARK, Anoka Count>', Minnesota <br /> <br />the ("Si~e"). <br /> <br />This approval'ils issued pursuant to Section 9.03.06 of the Ramsey City Code. <br />this approval aire as .follows: <br /> <br />The conditions of <br /> <br />STRUiCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE P~LAN COMPLIANCE. The Su'uctures shall be sited and constructed on the Site <br />as sho~n on the Site Plan submitted by the Permittee, which Site Plan consists of three (3) <br />sheets &a~ted June 5, 1994, Revision 1994. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />followiri~g Site improvements on the Site in accordance with the specifications and location <br />as show~ on the Site Plan. The Required Improvements are as foltows: <br /> <br />Bituminous driveways and maneuvering areas'; <br />Goncrete curbing; -' <br />S~te g-fading; <br />Sod, seed and landscape plantings; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />FIRE L/kNES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on ~he Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. An), lighting installed on the Structure or in the parking lot shall be <br />desired ~o as to deflect light away from County Road #116 and Uranium Street N.W. <br /> <br />BUILDING FACADE. The Permittee a~ees to construct all building faces in <br />accordance with Section 9.03.06 of the Ramsey City Code, as certified by the Zoning <br />Adminisrritor. <br /> <br />TAX INgREMENT FINANCING. The City .has determined that due to project <br />developrn~,nt costs, this development would not occur but for cooperation and facilitation <br />by ~e Ciu!. The Permirtee hereby a=m-ees to an Assessment Agreement, attached hereto as <br />Exhibit A. yeith a minimum market value of Eight Hundred and Fifty Thousand Dollars and <br />no cents (~I!150,000.00) for taxes payable from 1997 through 2012 ~n the first phase of the <br /> <br /> <br />
