DEVELOPMENT AGREEMENT FOR UTILITIES <br /> <br /> CITY OF RAMSEY <br /> ANOKA COUNTY, MINNESOTA <br /> <br /> THIS A~GREEMENT, made and entered into by and between the CITY OF <br />RAMSEY, a mufiicipal corporation of the State of Minnesota (the "CITY"), and RAYMOND <br />T. RENNER. afl individual, whose address is 6295 144th Avenue N.W., Ramsey, MN 55303 <br />(the "DEVELOPER"). <br /> WITNES~ETH: <br /> WHERE~S, the DEVELOPER is the fee owner of the following described property <br />situated in the cITY OF RAMSEY, County of Anoka, State of Minnesota, and legally described <br />as follows: <br /> Lots 1, B19ck 1, Gateway North Industrial Park Plat #3, Anoka County, Minnesota (the <br /> "Subject P~operty"); and <br /> WHERE~S, a trunk usage charge is required by the CITY for usage of its Trunk Sewer <br />and Water Systeml which charge is $22,568.91 ($8,267.00/acre x 2.73 acres); and <br /> WHEREAS, the DEVELOPER intends to cause the construction of the following <br />improvements to the Subject Property: Sanitary sewer, watermains and appurtenances (the <br />"Improvements"); md <br /> WHEREAS, this Subject Property being located in the "special district" is subject to a <br />lateral benefit fee o;f $8,524; and <br /> WHEREAS, the Subject Property is subject to WAC charges of $28,750.00 (23 <br />residential equivale, rtts x $1,250/residential equivalent); and <br /> WHEREA~S, the Subject Property is subject to a SAC handling fee of $3,540.00 (23 <br />residential equivale~pts x $150.00/residential equivalent); and <br /> WHEREAS, the DEVELOPER desires to constuct the improvements. <br /> <br />NOW, THEREFORE, the CITY and DEVELOPER agree as follows: <br /> <br />lncorporat, ion of Ali City Code Requirements. That the recitals above and the <br />provisions of the City Charter, Subdivision Code, Zoning Code and Public Improvement <br />Code of the !CITY, as amended to date hereof, are incorporated herein by reference. <br /> <br />lmprovemo~nts.
