Draft 9/8/94 <br /> <br />Exhibit C <br /> <br /> CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />BISON PROPERTIES, PLL. <br />(DETAIL TOOL & ENGINEERING, INC.) <br /> <br />On ~, 1994, Site Plan approval was granted by the City of Ramsey <br />("City") to Bison Properties, LLC., ("Permittee") to construct a 13,000 square foot manufacturing <br />facility consisting of 9,500 square feet of manufacturing space and 3,500 square feet of office <br />space ("Structure") on the property which is legally described as follows: <br /> <br />Lot 1, Block 1, Gateway North h~dustrial Park Plat 4, Anoka County, Minnesota <br /> <br />the ("Site"). <br /> <br />This approval is issued pursuant to §9.03,06 of tile City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE, The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the She Plan submitted by the Permittee, which Site Plan consists of three (3) <br />sheets dated .. , 1994, Revision , 1994. <br /> <br />REQUIRED IMPROVEMENTS. Tile Permitt. ee shall construct and install the <br />following site iml~rovements on the Site in accordance with the specifications and location <br />as shown on the gite Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways and maneuvering areas <br />Concrete curbing <br />Site g-fading <br />Sod and seed <br />Establishment of new trees and relocation of existing trees <br />Fire lanes <br /> <br />The ("Required Improvements)". <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot shall be <br />designed so as to deflect light away from Industry Avenue N.W, <br /> <br />BUILDING FACADE. The Permittee agrees to construct all building faces of the same <br />material as listed on the Site Plan as certified by the Zoning Administrator. <br /> <br />TAX INCREMENT FINANCING. Upon receipt of a Certificate of Occupancy for <br />the structure, the City a~ees to provid~ tile Permittee with financial assistance in the <br />amount of Forty Thousand Dollars and no cents ($40,000.00) toward site improvements. <br /> <br />Page 24 <br /> <br /> <br />
