RE UES <br /> BUILDINGi <br /> <br />Background:, <br /> <br />FOR SITE PLAN APPROVAL TO EXPAND THE CONCESSION <br />AT GAMETIME SPORTS PARK; CASE OF KRS INVESTMENTS <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />KRS Investmen._ts is requesting site plan approval to expand the concession building at Gametime <br />Sports Park at lg622 Ferret Street N.W. to include public restrooms and office space. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) Site plan (3 sheets) <br /> c) City Staff review letter dated September 26, 1994 <br /> d) l~roposed Site Plan Development Permit <br /> <br />Observations: <br /> <br />The site is apprq~ximately 4 acres in size and lot coverage is restricted to 35% of the lot or 64,033 <br />square feet. Th~ existing concession building on the site is 731 square feet; the existing storage <br />building is 733 ~quare feet; and the proposed 238 square foot expansion which will connect the <br />two existing bfiildings to form one building. The total building area with the expansion is <br />1702.88. <br /> <br />The proposed eX~pansion will be finished with wood siding and asphalt roof to match the existing <br />buildings. ~ <br /> <br />As you may reC~all, when KRS Investments acquired the site they were issued a conditional use <br />permit amendm{nt to expand the facility to include batring~ages. As part of their approval, the), <br />were required t~ complete site improvements the previous owner failed to provide and post a <br />financial guaradtee at the City ensuring the paving and curbing of the driveway and 30 parking <br />spaces by Octol~er of 1995. KRS has stated that the site improvements should be completed this <br />month. ~ <br /> <br />No additional lag~ dscaping or screening is required with the expansion.
