The site plan consists of 3 sheets (site plan, front elevation, floor plan), prepared by <br />LHB Engineers & Architects, dated 9-10-94, 9-13-94 and 9-I3-94 respectively. We offer the <br />follovdng comments: <br /> <br />,Zoning: The subject property is zoned Industrial for which a conditional use permit was <br />issued by the City in 1988 for the development of a commercial recreational facility. <br /> <br />L,~t Size: The subject property is 4.2 acres in size. <br /> <br />LOt ¢0veragg: The subject property is restricted to a 35% lot coverage or 64,033 square <br />feet. The existing concession building is 730.86 square feet; the existing storage building <br />is 733.56 square feet; the proposed expansion is 238.46 square feet and will connect the <br />two existing build/nfs to fO,Tn one principal building. The total square footage of 1702.88 <br />will not exceed that allowed by City Code. <br /> <br />Setbacks: The existing buildings and expansion structure are situaed 10 feet from the side <br />properO, line which is in accordance with City Code. The building generously exceeds the <br />35 foot front and rear yard setback requirements. <br /> <br />Bui}5ing Design and Matcrial~: City Code requires the exterior facing of the walls to M of <br />materials that are 50% other than metal, exclusive of doors and windows. The proposed <br />expansion is to be constructed with 4" wood siding and asphalt shingles to match the <br />existing buildings. <br /> <br />Design_ & Number of Off Street Parking Spac¢~: CiD, Code requires the driveway and <br />customer/employee parking area to be surfaced with bituminous or concrete and finished <br />with continuous concrete curD. The ori~nal developer of the site failed to provide for this <br />site improvement. When KRS acquired the sire and proposed to expand the facility to <br />include barfing cages, they were required to post a financial guarantee at the City ensuring <br />the installation of 30 paved and curl:w..d parking spaces by October of !995. It is Staffs <br />· -understanding that KRS is proposing to install the site improvements in October of 1994. <br /> <br /> <br />
