G <br /> <br />received the preliminary plat for Fox Knoll which consists of one sheet <br />~y Polaris Land Surveying and dated September 12, 1994. We offer the <br />com!33en~: <br /> <br />mcral: The proposed plat is zoned R-1 Rural Residential and is located in <br /> <br />th! Urban Reserve District. The plat consists of approximately 24 acres to <br />Ixt subddvided into a 10 acre lot and a 12 acre lot. <br /> <br />o <br /> <br />p, 12cess ;o Lot2; It will be necessary to extend 151st Lane N.W. into the plat <br />as!a cul-de-sac to provide public access to both of the lots. The extension of <br />l~lst as proposed would require the desmacdon of a major Red Oak tree. <br />C~)nsideration should be given to realigning the road to facilitate <br />pri:servation of the tree. The developer will be required to construct the cut- <br />d{-sac to City standards. The Developer is required to submit the street <br />pl,!ms to the City EnCneer for review and approval prior to commencing any <br />c~ttstrucrion. <br /> <br />o <br /> <br />Lo_t Sizes and Dimensions: Both lots meet the 10-acre minimum lot size <br />re{luirement for the Urban Reserve District. The purpose for requiring <br />nimum ten acre lot sizes in the Urban Reserve District is that larger size <br />can be relatively easily resubdivided to accommodate their ultimate <br />an denisty. In accordance with CiD, Code, the Developer has provided a <br />Future Subdivision Plan. <br /> <br />~¢s. City Code has adopted a standard of 25% of a 2-1/2 acre lot or <br />27i225 square feet being Class I soils for acceptable creation of an on-site <br />septic system. Both of the lots meet this, .requirement. <br /> <br />Drlaina~e and Utility Easements: The Preliminarv Plat submittal includes a <br />G~din~ and Drainage Plan consisting of one '(I) ~heet drawn by Michael J. <br />TrUnk, Polaris Land Surveying, dated September 12, 1994. The Grading <br />an$ Drainage Plan would need to be revised"to address the handling of <br />runoff and erosion control measures. The plat contains the standards ten <br />(lQ) foot drainage and utility easements around the perimeter of each of the <br />tw~ lots. <br /> <br /> <br />
