CASE <br /> <br />REQUEST FOR FINAL PLAT APPROVAL OF NORTHFORK OAKS; CASE OF <br />NORTH FORK, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />North Fork, Inc. iis requesting final plat approval of Northfork Oaks. The approved preliminary <br />plat proposed tq subdivide the property into 14 single family lots. The proposed final plat <br />proposes to subdivide the 29 acres into 13 single family lots and one ouflot. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br />d) <br />e) <br /> <br />site location map <br />PrOposed final plat <br />Ciy Staff review letter dated October 14, 1994 <br />Prbposed Development Agreement <br />Prbposed resolution to grant final plat approval <br /> <br />Observations: <br /> <br />With the platting bf Northfork Oaks, the number of lots will be within the 292 overall approved in <br />the May, 1990 mmlifications to the P.U.D. Ail of the lots in Northfork Oaks meet the one acre <br />rmmmum lot s~z~ requn'ement. All of the lots meet the 160 foot lot width at the street or at the <br />building pad location. <br /> <br />The lots are proposed to receive public access from the extension of 160th into the plat with a cul- <br />de-sac extendingioff this through street. The cul-de-sac does not exceed the maximum length <br />standards. Stree.[ names need to be applied to the plat...It is StafFs understanding that the <br />developer will belrequesring to deviate from the street grid..system to name the cul-de-sac Royal <br />instead of Rabbit. <br /> <br />There is no park c~edication due on this portion of the P.U.D. in accordance with the May 9, 1989 <br />Northfork Park D~fdcation Agreement. <br /> <br />It is StafFs under~,tanding that the developer and Mr. Delaney, owner of Armstrong Kennels east <br />of Northfork Oakl, are in negotiations for a proposal to alleviate Mr. Delaney's concerns with the <br />development. A v~rbal report will be given at the Council meeting regarding the agreement reached <br />between the two pkrries. <br /> <br />Recommendation: <br /> <br />City Staff recommends final plat approval contingent upon the developer complying with City Staff <br />review letter of Oc~tober 14, 1994 and resolution of concerns raised by Mr. Charles Delaney. <br /> <br /> Motion to: <br /> Adopt Resolution #94-10~'7~ranting final plat approval to Northfork Oaks contingent <br /> upon coml~liance with City Staff Review Letter dated October 14, 1994 and a favorable <br /> a~eement >etween North Fork, Inc. and Armstrong Kennels. <br /> <br />Review Checklist: City En~ineer <br />CC: 10/25/94 "' <br /> <br /> <br />
