Canaday Surveying. Sheet 1 of 2, the dedication <br />page, has not been provided at the date of this writing. We offer the following <br />comments: <br /> <br />Zoning and General: The property is zoned Planned Unit Development <br />and is a part of the approved concept plan for Northfork dated January 1, <br />1985. The final plat currently under review proposes to create t3 single <br />family tots. The approved preliminary plat proposed 14 lots; that which <br />was supposed to have been the 14th lot is proposed to be shown as Outlot A <br />on the f'mal plaL <br /> <br />o <br /> <br />Lot Dimensions and Area: In keeping with the Northfork P.U.D. <br />concept modifications approved in May of !990,.all of the lots in Northfork <br />Oaks are to be at least one ape in size and provide for at least 160 feet of <br />road frontage at the property line or the building setback line. All of the lots <br />meet the 1 acre size minimum and the 160 foot width requirement at the <br />street or building pad location. <br /> <br />Soils: All of the lots must contain a minimum of 27,225 square feet of <br />Class A soils to be deemed suitable for on-site septic systems. SCS soils <br />data has not yet been provided. Soils in the area are predominantly Class I <br />soils, however, Isan, Rifle, and Muck soil also exist in the area. Lots ] and <br />2 of Block 1 in particular, should have information submitted to show <br />sufficient soils for an initial and replacement septic system. <br /> <br />Park Dedication: In accordance with the Ma}' 9, 1989 Northfork Park <br />Dedication Agreement, there is no park dedication due on this plat. <br /> <br />Streets: Street names have not been pi:ovided on the plat. The lots are <br />proposed to receive public access via the extension of 160th, with a cul-de- <br />sac extending off of 160th. The cut-de-sac does not exceed the 600 foot <br />maximum length standard. Street names have:not been provided on the <br />'plat. Stuff understands that the developer will be seeking Council approval <br />to deviate from the City's grid system and name the cul-de-sac Royal Street <br />rather than Rabbit Street. Street plans for construction of the roads have <br />been approved by the City Eneneer. <br /> <br /> <br />
