No building permit for any lot in the <br />l~at-shall be issued until (a) vehicular access to the lot is provided including the <br />ir~stallation of Class V material on all streets in the Plat; (b) a Certificate of Survey <br />i~cluding that information required by the CITY has been supplied to thc Building <br />Official; and (c) all financial guarantees required by the CITY have been satisfied. <br /> <br /> PARK DEDICATION: <br /> <br />phrk Dedication. In accordance with thc May 9, 1989 <br />D~lication Agreement, there is no park dedication due on the Plat. <br /> <br /> GENERAL <br /> <br />Northfork Park <br /> <br />T~,ee Preservation and Planting Plan. In accordance with City Code and the <br />pcticy established by the City of Ramsey Park and Recreation Commission on June <br />1 1993, the DEVELOPER is required to submit a Landscape Plan for CITY <br />ap ~roval that identifies existing tree growth within the Plat that will be preserved <br />du lng consumction and new plantings. It is herein agreed that the requirement for a <br />L~dscape Plan shall be fulfilled by the DEVELOPER as follows: <br /> <br />a) ~ Minimizing the impact of consumction on trees in accordance w/th <br />~ Minnesota Extension Service pubhcarion Protecnng Trees From <br /> Construction Damage" (Publication ~.NR-FO-6135-S). <br /> <br />b) Planting one two-inch diameter tree (or equivalent thereof) of an approved <br /> species at the road frontage or in the front yard of each of the lots in the <br /> Plat prior to the issuance of a Certificate of Occupancy. tn the event the <br /> : weather is not conducive to tree planting at the time of Certificate of <br /> Occupancy, the Building Permit holder shall place a cash deposit in the <br /> ~ amount of $200.00 for trees in an escrow account with the CITY and upon <br /> i verification of the planting being accomplished, said cash deposit shall be <br /> refunded to the Building Permit holder. Failure of the Builder to comply <br /> with the planting requirement within a reasonable time frame folio.wing a <br /> determination by the CITY that weather conditions are conducive to <br /> planting shall give the CITY authority to cause the planting, the cost of <br /> ~ which shall be charged to the escrow account and the Builder shall not be <br /> eligible for a refund of the cash d.,eposit made for this purpose. <br /> <br />.Tre .~ Disease Prevention. The DEVELOPERS shall prevent the introduction <br />and spread of tree disease into the residue tree populations of the Plat and adjoining <br />prop. erdes and reduce the impacts of construction on the residual property of the <br />Plat' and adjoining properties. The DEVELOPERS in order to accomplish this <br />sh~ <br /> <br />ao <br /> <br />Install physical barriers such as snow fence, around trees that are to remain. <br />The fencing shall be located at the driptine of these remaining trees. <br /> <br /> <br />
