! <br />I <br />I <br />I <br />I <br /> <br /> CASE # I <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF PINE SHADOWS, A MINOR <br /> : SUBDIVISION; CASE OF GERALD BAUER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Gerald Bauer is requesting a m/nor subdivision to create one 3.0 acTe lot and one 37 acre lot <br />from a 40 acre parcel lying southeast of Whispering Pines Estates Plat 2. <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Si~ location map <br />Sketch plan <br />City Staff review letter dated January 25, 1994 <br /> <br />Observations: <br /> <br />The property is ~zoned R - 1 Rural Residential and the split is intended to separate the existing <br />homestead from lhe remaining 37 acres, which will be reserved for future development. The <br />extent of the funire development will depend on the outcome of the City's request at the Metro <br />Council for a MUSA expansion. The proposed minor subaSvision is in compliance with the current <br />4 in 40 density regulations. <br />Both of t, he lots WOuld receive access from the existing Puma Street N.W. Because Puma Street is <br />current_l> a dirt roadway, it is Staffs recommendation that Lot 2 ~ changed to outlot to prevent the <br />creation of an ad~tional buildable lot and more traffic on a dirt street~ <br /> <br />In accordance with City Code, park dedication is anticipated to consist of a cash payment for the <br />new lot created. <br /> <br />Recommendation: <br /> <br />CiD' Staff recommends approval of the minor subdivision. <br /> <br />Commis.~ion Action: <br /> <br />Motion to:: <br />Accept/d~ny the sketch plan for Pine Shadows and recommend City Council approve/deny <br />the final plat. <br /> <br />Review Checldist~ <br /> <br />P&Z: <br /> <br />City Engineer <br />Zoning Administrator <br /> <br />2/1/94 <br /> <br /> <br />
