The materials received have been prepared by <br />yourself and the!site plan and drainage plan are dated Pebruary 2, 1994, Revision February 23, <br />1994 C and the tt~pographical map is dated 2/1/94. We offer the following comments: <br /> <br />1. ~ !The subject property is zoned B-3 Highway Business for which self storage <br /> facilities ~re not a permitted use. Accordingly, a request for a conditional use permit has <br /> also bee~inifiated by you. The adjacent pamels to the north and east are also zoned B-3 <br /> Highway ~usiness, the parcels to the south and west are zoned R-i Urban Residential and <br /> ?ark. ~ <br /> <br />o <br /> <br />~: '~The subject property is 50,000 square feet.in size.. <br /> <br />The subject property is located in the Critical River Overlay District and as <br />cted to a 30% impervious surface area which includes structures and <br />pavement~ The proposal submitted appears to establish approximately a 90% impervious <br />surface a~a. In accordance with City Code, Mr. Dubats has applied for a variance from <br />this restriction. The variance must be: reviwed and cerdfiecl by the Commissioner of DNtL <br /> <br />Building ~.leva¢on; City Code requires the finished floor elevation to be 18 Lnches above <br />the center!ine of Ebony Street N.W. The proposed structure elevations meet or exceed the <br />18 inch r~uirement. <br /> <br />~i City Code requires 35 foot front yard, 10 foot side yard and 35 foot rear yard <br />setbacks fbr smactures in the B-3 District. The proposed structures meet the front, rear and <br />south sid~ setback requirements. The site is proposed to be deveToped with zero lot line <br />setback off. the north side. In City Staffs opinion, this is reasonable because it provides for <br />a uniform klistance between buildings that is corisistent with the storage facilities developed <br />on Lots 1 ~nd 2. The variance to the side yard setback will be officially addressed along <br />with the v~riance to the impervious surface area at the March 17 Board of Adjustment~ <br />Off StreetiParkin_~ Spaces: City Code d~s riot address the mount of required parking <br />for&elf s!orage facilities. However, the site plan proposes ample driveway and parking <br />areas Ifor each unit of storage space. <br /> <br />! <br /> <br /> <br />
