W. C. Dubats Site Plan/Conditional Use Request P. 2 of 2. <br /> <br />This request involves two aspects: <br />a. The u~se of land zoned B-3, Highway Business, for expansion of an existing <br />self-storage facility, which is also located in the B-3 Zone. Self-storage is not a <br />specifically permitted use in B-3, but is a compatible, low impact use. It may be <br />noted that self-storage has existed in the area since 1976 (at 6740 N. W. Hwy 10) <br />and on the adjacent lot on Ebony St. since 1986. <br /> <br />b. A zero lot line setback on the north side of the property, as indicated by the <br />Site PlmI. This is appropriate because (1) the parcels (lots 1 through 3) will be <br />used together, effectively as if the same piece of real estate, and (2) a 30 foot <br />wide driYeway already exists along the southern border of Lot 2, and (3) <br />applicant vqill leave a 40 foot setback along the south border, rather than the 10 <br />foot setback required. This wider setback will benefit the adjacent residential lot, <br />and prov, ide an appropriate transition from commercial zoning to neighborhood. <br /> <br />See item 6 above. <br /> <br />7, 8, and 9. S~e above. <br /> <br />10. No additional garbage service will be required for this addition. <br /> <br />11. Buildings will be based on decorative masonry block columns, 10 feet on center, <br />like buildings Ii~, E, and F in Lot I of the adjacent facility. Foundation will be steel <br />reinforced mon~Iithic concrete slab, surrounded by 2 foot Concrete aprons. Door header <br />panels will be f~tctory formed and prefinished steel. Roof will be of the standing seam <br />type with no exiemal fasteners, having a vertical load design of 40 lb. per sq. ft., and a <br />horizontal wind, load design oonforming to UL 90. All parking/driving areas will be <br />paved with 2" lfituminous. The development will be surrounded by a 6 foot high woven <br />wire fence withithree strands of barbed wire on top, which will match and join to the <br />adjacent facilitY. Six inch concrete curbing will be used wherever it does not interfere <br />with the drainat~e plan. A 12 foot by 160 foot Landscape isle and water retention area <br />will be provide~ on the side bordering the residential area to improve the transition from <br />business to residence, and reduce the load on the Ebony St. storm water system. <br /> <br />12. <br /> <br />13. <br /> <br />See 12 above. -- <br /> <br />Self-sto~age generates very little traffic. Effect of addition will be minimal. <br /> <br /> <br />
