CAS - #

REQUEST- FOR SITE PLAN REVIEW; CASE OF CHALICH TRUCKING
By: Zoning Administrator Sylvia Frolik

Background:

Mr. Peter Chaiich of Chalich Tracking is proposing to construct a 600 square foot office addition
to the truck termi~ al at 8046 146th Avenue N.W.

The following items are enclosed for your information:

a)
~)
c)
d)

Si~e location map
Site Plan
BUilding Plans
City Staff Review Letter dated April 28, 1994

Observations:

The property is zoned Industrial and the office addition is a permitted use.

The property is restricted 19,017 square feet of building space; the existing building and addition
will total 4,200 ~quare feet. A measurement has not been provided on the site plan to indicate
whether or not th~ addition will meet the 20 foot setback from the Ferret Street fight-of-way.

The architecturM standard is 50% other than metal for the exterir facing finish. The proposed
addition is to be £mished with cedar siding which is in accordance with City, Code. However, Mr.
Chaiich defaulted on the requirement to apply brick facades to the south and east wails of the truck
terminal when it was ofiginaily constructed. At this time, Staff woulld recommend that Mr.
Chalich be requ~ed to apply a decorative finish to at least 5.0% of the south and west wails of the
existing building as these are the wails that front public streets. The finish should be compatible
with the cedar siding on the proposed addition.

The site currently has paved off-street parking and driveway. City Code requires a 20 foot deep
landscape area along all public streets. Mr. Chaiich should be required to amend the site plan to
designate some t0rf and plantings in the west side yard from the building to the road fight-of-way.

A majority of theparcel is used for outside storage. With the expansion, it would be appropriate to
require the establishment of some screening of the outside storage area from public streets.

Recommendation:

City Staff recommends approval of the site plan contingent upon compliance with City Staff review
letter.

Commission Action:

Motion to:
Recommgnd that City Council approve/deny the sire plan for the expansion of Chalich
Trucking !contingent upon compliance with City Staff review letter dated April 28, 1994.

Review Checklist: City En~neer
Zoning Administrator
PC: 5/3/94
