The expansion of Chalich Trucking is proposed to consist <br />of construction of a 600 square foot addition to the existing building to be used for office space. <br />We offer the following comments: <br /> <br />,Zoning: The subject property is zoned Industrial and the addition of office space to the <br />existing rmck terminal is a perrnitred use. <br /> <br />Lot 0overage: City Code limiB lot coverage to 35% of the lot area. The subject property is <br />54,335 square feet in size; tot coverage would be i~.mited to 19,017 square feet. The <br />existing structure is 3,600 square feet; the proposed'structure is 600 square feet; the total <br />amount of structure space proposed for the property with the expansion is 4,200 square <br />feet, wMch is in compliance with the 35% restriction. <br /> <br />Setbacks; No measurements have been provided on the site plan to verify that the addition <br />will meet the 20 foot setback from the Ferret Street r/ght-of-way. That measurement <br />should be provided at the Planning Commission meeting on May 3. <br /> <br />Off Street Parking Spaces: There is sufficient blacktop surface on the property to meet <br />City Code requirements for off-su-ee~ customer/employee parking and driveway. <br /> <br />Landscaping: CiD' Code requires a 20 foot deep landscaped area along ali streets. Trte Site <br />Plan should be amended to designate and identify turf and plantings in the west side yard <br />from the building to the road right-of-way. Blacktop has been installed from the buiding to <br />the south property line at 146th Avenue, so no landscape area is feasible in this area. <br /> <br />Screening: With the expansion of the facititS,, it is appropriate for the City to require <br />establishment of screening to buffer the fenced in storage area from 146th Avenue and <br />Ferret Street N.W. The Site Plan should be amended to designate the type of screening <br />proposed. <br /> <br />7. Drainage: There will ~ no significant impact to the existing drainage patterns. <br /> <br /> <br />
