City of Ramsey <br /> FAX (612) 427-5543 <br /> 15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 ° TDD (612) 427-8591 <br /> <br />April 28, 1994 <br /> <br />Mr. Ben Deemer <br />14501 Sunfish Lake Blvd. N.W. <br />Ramsey, Mn 55303 <br /> <br />Re: Sketch Plan Review; Sunview First Addition <br /> <br />Dear Mr. Deemen <br /> <br />We are in receipt of your sketch for the proposed plat of Sunview First Addition <br />consisting of one sheet drawn by Mathew Kytonen, dated received by the City on <br />April 8, 1994. We offer the following comments: <br /> <br />Oe. nerah The proposed plat is a minor subdivision that proposes to plat <br />the existing homestead and two urban residential lots. <br /> <br />Zoning: The property is zoned R-1 Rural Residential. However, the <br />subject property is part of the City's current MUSA expansion request for <br />which the City anticipates Metro Council approval this summer. When the <br />property is officially brought into the MUSA, it will be sub.jecr to R-1 <br />Urban Residential zoning regulations. <br /> <br />Lot Sizes: Under the current rural zoning, the density is restricted to 4 <br />units in 40 acres and the minimum lot size'i's 10 acres. However, the <br />subject property is included in the MUSA expansion area anticipated to be <br />approved by Metro Council in the very near future. Once the MUSA <br />expansion is approved, the property will be subject to R-1 Urban <br />Residential zoning regulations for which the minimum lot size is 10,800 <br />square feet. The existing homestead lot and both of the urban lots <br />proposed meet the minimum area requirement for Urban Resident/al. <br /> <br />o <br /> <br />Lot Dimensions: Anticipating R-1 Urban Residential designation in the <br />near future, Lot 1 will meet the 90 foot width requirement for a corner lot <br />and Lots 2 and Lot 3 will meet the 80 foot width requirement. <br /> <br />Streets. Currently there are no public streets in place to provide access to <br />Lots 1 and 2. The alignment shown for Sunwood Drive (the 66 foot <br />exception indicated on the sketch) is not consistent with the selected <br />alignment. The selected alignment of Sunwood Drive and an existing <br />wetland also negates the possibility of extending 145th Lane N.W. and the <br />proposed north/south s~zeet as shown on the sketch plan. The developer of <br />the adjacent land to the east, Good Value Homes, has submitted a sketch for <br />a revised prelirninary plat for the 5th Addition of Chestnut Hill which also <br />conflicts with the sketch plan for Sunview. This revision will be reviewed <br />at the June, 1994 Planning Commission meeting. Additionally, staff <br />believes that a development plan which takes into account the entire parcel <br />should be considered. <br /> <br /> <br />
