The revision consists of Sheets 1 and 2 of 2 drawn <br />by Derrick:Passe of Passe Engineering, Inc., dated Ma), 12, 1994. We offer the <br />following comments: <br /> <br />General: The recent amendments to wetland regulations have necessitated <br />red~si~nin~ the western pomon of 145th Lane from a through street to a cul- <br />de-jac"to a~,oid constructing a road through the wetland. <br /> <br />Nu ,~ber 'of Lots: The total number of tots in the plat of Chestnut Hill <br />wo~ld decrease from 102 to 96. However, there is an outlot in this <br />proposed final phase of Chestnut Hill that has the potential to be <br />restlbdivided into 2 more residential lots provided adjacent property to the <br />nor~. can be acquired to help meet minimum area standards. If so, the total <br />number of lots in the plat would be 98 or 4 less than original preliminary <br />plat approved in 1990 and the revision approved in 1993. <br /> <br />3. LotiSizes: All lots meet the minimum area and dimensional requirements. <br /> <br />~ The proposed cul-de-sac does not exceed the 600 foot maximum <br />length standard. The loss of the potential to connect with Sunwood Drive <br />by t~he redesign of 145th can be replaced approximately 700 feet to the east <br />by extending Tungsten Street N.W. to connect with Sunwood Drive. <br /> <br />5. Gra',din¢ and Drainage: <br /> <br />The .drainage for the proposed development flows westward to the end of <br />the 0u]-de-sac where it will be collected in a catch basin and u'ansmitted by <br />pipe.to a manmade pond prior to being discharged into the adjacent wetlan& <br />The-west one-half of the plat is proposed to be graded for walkout lots. <br />Wetland areas and drainage swales will be protected from erosion with silt <br />fence. <br /> <br /> <br />
