The revision consists of Sheet 1 <br />of 2 dra4, n by Cherner Land Surveyors, Inc., dated received by the Ciw on June <br />28, 1994.' %'e offer the following comments: <br /> <br />©_enerat: The recent amendments to wetland regulations have necessitated <br />r~esigning the western pon:ion of l a5th Lane to avoid constructing a road <br />th,rough the wetland. <br /> <br />.N~Jmber of Lots: The total number of lots approved in 1990 for <br />C.besmm Hill was 102. With the current proposal for revision, the total <br />ns!tuber of lots in the 5th Addition would decrease from the ~7 originally <br />approved to ]4, for a loss of 3 lots. However, the deveioper gained 2 iota <br />by a redesign of Chestnut I--iili 4th Addition.. Therefore. the total number of <br />lots overall for Chestnut Hill would be <br /> <br />Lpt Sizes: All lots in the proposed revision to the 5th Addition meet the <br />minimum area and dimensional requirements. <br /> <br />Streets, The street layout pronosed does accomniish the goal of providing <br />coBvenient access to S'unwood'Drive for a'-affic generated along ] 45th Lane. <br />In :addition, the plat suggests the potential for the creation of two additional <br />lots west of the.~ark on the Deemer property.. ]t is un~n~.,="'"~- as to what u se <br />would become of the Deemer proper'fy south of rte two parcels created. A <br />park access connection from Sunwood Drive to Hunters Hill Park is <br />desired. The street alignment of 145th La.ne, Sunwood Drive, and the <br />exiension of Tungsten to Sunwood Drive define a three acre trapezoidal <br />pr0perry. The size and shape of this area wa.n-ant some consideration as to <br />how it might be subdivided to fit into the adjacent land use. T'ne prelim/nary <br />plat should illusn-ate how this parcel can be reasonably subdivided. <br /> <br />We would suggest that a cul-de-sac scm, icing this parcel off of ]45th Lane <br />would be the most nreferabie alternative, although others may exist. ]t <br />milght also be possible to shift the intersection of ]a5th Lane N.W. with <br />Sunwood Drive to the west to augment the area within this n-apezoidal area, <br />if ~at would result in more desireabie lot sizes .and shapes within this area. <br /> <br />'7 <br /> <br /> <br />
