12.

Off Streel Pa.rt:int Spaces: Cilv Code r~uires one customer parking space for everw 200
square feet of retail space or in this case, 53 parking spaces; the site plan identifi'es 5?
parking spaces.

Loading Docks: City Code requires a loading dock when the Floor area exceeds ]0.000
square feet. V,"ith the expansion, the warehouse will exceed ]0,OOC) square feet and
accordingb', a loading dock is propose..& However, CiD' Cocic requires the loading dock to
be no: iess than 50 fee:.; the site plan proposes a dock 47 feet in length.

AGo:ss to '= '"' '"
, a~.lbr5. The facility will retain its current accesses, one onto Feldspar and one
onto Riverciale. in actdition, one new access onto Riverdale is proposed. However, as a
resuh o£ piatting Rivenwick, Feldspar will be realigned from a southeast/northwest
ci~recuon to a non_h/south ciirection. The a~eemem that has been negotiated with ]van
Schwartzman (owner o£ affected Rivenwick area), .lohn F~oard and the City is that Mr.
Schwartzman will deed the abandoned Feldspar right-of-way to the CiTy. The City will
deed the previous right-of-way, the value of which is approximate}.,,, :~20,000, to John
Noard to expand his off-street parPdng area. In return for proper'ty received, Mr. Noard
wilt pave the new section of Feldspar from Rivenwick to Highway-gl0.

it does not appear that the existing access onto ZRiverdale will serve a.ny particular function
after the expansion. T'nere are no doors on the south side of either the existing storage
builciing or the proposed b~ilding addition. Staff would sugges~ removing the existing
access and assosiated oavement and utilizing ~:he area for storm water storage by providing
a ra:-f~ sump area 5~n tills ioaanon.

D~sign of Off-Street Parkint and Driveways: CiTy Code requires that these areas be
sm'faced with concrete or asphalt and mat the perimeter of the pavement be finished with 6
inch continuous concrete curb. The site plan reflects that the expanded off-street parking
areas will be consnmcted in accordance ,;,5~h Cirv Code.

'Utiii~es: The site is cmn-ent]y connected to sanitary sewer and muni~pa] water services.

~andscaping Screening: hr~inimum 20 foot landscape buffers are reouired along streets; the
site. as it currenti.v exists, meets these reouirements. The site plan reflects that tuff will be
established and existing trees wi!! be relocated to comp]y with landscape requirements in
the southwest comer of the site as a result of the reaig-nmem of Fe]cispar.

Drainage: Since finis facility proposes d.ischar~ng water directly m the storm sewer which
empties into the Mississippi River, it must receive a permit from the L~wer Rum River
Water Management Organization. in addition, the ston"n sewer located in Ebony Street
N.W. has iimite~ capacity. An ana]ysis shou]ct be prepared defining the abiiit.',, of this
storm sewer to handle the increased runoff, uniess it can be demons~-ated that zhe ~noff
can be reduced to pre-expansion levels.
