The a~eemem that has been negotiated with ]van Schwartzman (owner o£ affected Rivenwick area), .lohn F~oard and the City is that Mr. Schwartzman will deed the abandoned Feldspar right-of-way to the CiTy. In return for proper'ty received, Mr. Noard wilt pave the new section of Feldspar from Rivenwick to Highway-gl0. it does not appear that the existing access onto ZRiverdale will serve a.ny particular function after the expansion. 'Utiii~es: The site is cmn-ent]y connected to sanitary sewer and muni~pa] water services. ~andscaping Screening: hr~inimum 20 foot landscape buffers are reouired along streets; the site. as it currenti.v exists, meets these reouirements. The site plan reflects that tuff will be established and existing trees wi!! be relocated to comp]y with landscape requirements in the southwest comer of the site as a result of the reaig-nmem of Fe]cispar. Drainage: Since finis facility proposes d.ischar~ng water directly m the storm sewer which empties into the Mississippi River, it must receive a permit from the L~wer Rum River Water Management Organization. in addition, the ston"n sewer located in Ebony Street N.W. has iimite~ capacity. An ana]ysis shou]ct be prepared defining the abiiit.',, of this storm sewer to handle the increased runoff, uniess it can be demons~-ated that zhe ~noff can be reduced to pre-expansion levels.
