CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF WILLOW RIDGE; <br />CASE OF GARY GORHAM <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Gary Gorham isirequesting sketch plan review of Willow Ridge located on the east side of Hwy. <br />#47 at about 14~th. The plat consists of 18 acres proposed to be platted into 35 single family <br />residential lots s~rved by municipal water and sanitary sewer. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) lC~'oposed sketch plan <br /> c) htr from Mn/DOT dated March 28, 1994 <br /> d) Gity Staff review letter dated July 27, 1994 <br /> <br />Observations: <br /> <br />The property is iCurrentty zoned R-3 Urban Residential for multi-family units. To develop the <br />property as propDsed will require a rezoning. <br /> <br />It appears that all of the lots will meet the minimum dimensional and area requirements. Some <br />adjustments to t}~e alignment of 150th Lane may necessitate the loss of one tot on the south end of <br />the plat. <br /> <br />All lots will receive access from interior streets and no lots will have direct access onto Hwy. g47. <br />The developer i~ proposing to extend 150th Lane into Willow Ridge from Gorhams Sandy Acres <br />to the east. An 9utlet is also proposed onto Hwy. #47. In exchange for this outlet, Mn/DOT may <br />require closing pne of the accesses on the west side of Hwy. #47 in the same vicinity. The <br />westerly north/s~uth street is a cul-de-sac that exceeds the 600 foot limit by approximately 100 <br />feet. This situa~on may be unavoidable as the owners of the Ramsey Clinic are not interested in a <br />through street th~tt might obstruct future expansion plans for the clinic. <br />The Park Cornrr~ssion will be reviewing the plat at their meeting on August 11. <br />Recommendat}on: <br /> <br />City Staff recommends that the developer be directed to proceed to apply for preliminary plat <br />approve. <br /> <br />CommiSsion Action: <br /> [ <br /> <br />Motion tO: <br />Recommend that the developer proceed to apply for preliminary plat approval of Willow <br />Ridge. <br /> <br />Review Checklis:_t: <br /> <br />City Administrator <br />City Engineer <br />Parks & Utilities Coordinator <br /> <br />PC: <br /> <br />8/2/94 <br /> <br /> <br />
