CASE <br /> <br /> REQUEST FOR PRELIMINARY PLAT APPROVAL OF <br /> CHESTNUT RIDGE 2ND ADDITION; CASE OF GOOD VALUE HOMES <br /> r By: Zoning Administrator Sylvia Frolik <br />Background: <br /> <br />Good Value HoOaes is requesting preliminary plat approval of Chestnut Ridge 2nd Ad,dition. The <br />plat consists of ~5 acres proposed to be developed with municipal water and sanitar) sewer and <br />subdivided into ? 1 single family lots. The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site location map <br />goposed preliminary plat <br /> ty Staff review letter dated July 27, 1994 <br /> <br />Observations:: <br /> <br />The property i~i zoned R-1 Residential, however, the northern half of the plat is not in the <br />Municipal Urba~ Service Area (MUSA)., It is anticipated that this portion of the plat will be in the <br />MUSA by this ~all with Metro Council s approval of the comprehensive plan amendment for a <br />MUSA expansic~n. <br /> <br />The plat will talC¢ some minor rework to assure that all lots meet the 10,800 square foot minimum <br />area and 80 foot~ot width requirements. <br /> <br />Sunwood Drive, is proposed to be extended west through the plat and no lots will have direct <br />access onto thisiMSA road. The developer has proposed two 'eyebrows' on Sunwood Drive to <br />create access to~ 7 of the lots. It is Staff's opinion that these two offset 'eyebrows' are not a <br />favorable design. It would also appear that there is more development potential south of Sunwood <br />Drive than the developer has proposed.
