However, the north half of the plat is not in the
)al Urban Service Area (MUSA) and is currently not eligible for development with
:trices. It is anticipated that the north half of the plat will be brought into the
his fall with Metro Council approval of the City's comprehensive plan amendment
JSA expansion.

~ The proposed plat consists of approximately 65 acres to be developed with
municiplhl water and sanitary sewer and subdivided into 7] single family lots.

~L, ot Sizels and Dimensions: The minimum lot width in the R-1 Urban Residential District is
80 feeL[or 90 feet on coroer lots, and the minimum lot area is 10,800 square feet. Lots 2,
3, 11, 1~ and 16 of Block 3 do not appear to meet the 80 foot lot width requirement at the
building setback line. Lots 2 and 12 of Block 4 do not meet the 10,800 square foot area
requirerfient

Streets and Access to Lots: Sunwood Drive is proposed to be extended west through the
Pelat. N~ lots are proposed to have direct access onto Sunwood Drive except that two
yebro,qs' are proposed on thc east en, d of Sun. wood Drive to provide access to 7 of the
lots. StSff is recommending that the eyebrow on thc south side of Sunwood Drive be
changedlto a through street to connect with the north/south streets in the southwest comer
of the plltt.

~.' The plat drains to Wetland 114P at three locations. The proposed sedimentation
basins ~e required prior to discharge into the basin. Drainage elevations should be
submit~ to ensure sufficient capacity is provided in the basins. Silt fence is proposed for
erosion ~o~ntrol completely around the site except for approximately 700 feet of highland on
the western border of the. plat.
