CASE REQUEST ~FOR SITE PLAN APPROVAL TO EXPAND THE CONCESSION BUILDING .tiT GAMETIME SPORTS PARK; CASE OF KRS INVESTMENTS By: Zoning Administrator Sylvia Frolik Background: KRS Investment~ is requesting site plan approval to expand the concession building at Gametime Sports Park at 14622 Ferret Street N.W. to include public restrooms and office space. The following items are enclosed for your information: a) b) c) Si~e location map Site plan (3 sheets) City Staff review letter dated September 26, 1994 Observations: The site is approximately 4 acres in size and lot coverage is restricted to 35% of the lot or 64,033 square feet. The existing concession building on the site is 731 square feet; the existing storage building is 733 s~uare feet; and the proposed 238 square foot expansion which will connect the two existing buildings to form one building. The total building area with the expansion is 1702.88. The proposed expansion will be finished with wood siding and asphalt roof to match the existing buildings. As you may rec~l, when KRS Investments acquired the site they were issued a conditional use permit amendment to expand the facility to include batting cages. As part of their approval, they were required to!complete site improvements the previou~ owner failed to provide and post a financial guarantee at the City ensuring the paving and curbing of the driveway and 30 parking spaces by Octobe, r of 1995. KRS has stated that the site improvements should be completed this month. No additional lanClscaping or screening is required with the expansion. There will be no significant impact to drainage as a result of the expansion. Recommendation: City Staff recommends approval of the site plan. Commission Action: Motion to: Recommend that City Council grant site plan approval to KRS Investments to expand the concession building at Gamerime Sports Park. .
