THE ZONING REPORT <br /> <br />Page Four <br /> <br /> (b). Private odtdoor living area per unit. Many codes require open space be designated and <br /> designed on each mobile home space and subdivision lot for the outdoor private use of oc- <br /> in addition to common open space provided for use by all occupants of the <br /> cupants, <br /> project. <br /> Many codes require it be provided at 100-400 sq ft per site~ with a patio of 80-125 sq ft <br /> per site that ~ paved or hard surfaced suitable for garden furniture. The outdoor space or <br /> patio can be flenced or screened by landscaping for privacy. <br /> <br />B. Access and circulation. <br /> <br /> (a). Access to~nobile home parks. In mobile home parks, internal streets are privately own- <br /> ed by the parR; l~ manufactured hom~ subdivisions, streets are dedicated, and in special <br /> design project~, ownership of streets and courts is designated in the development code for <br /> these types of~ projects. Mobile home parks require at least two entrances, located on an <br /> arterial or co~ector street or highway and not on local streets serving or planned to serve <br /> residential development. In rural areas, location of entrances must be on paved arterial <br /> highways, poss~bty requiring deceleration and acceleration lanes and a by-pass through lane <br /> for left turns !from and to the highway into and from the entrance, built and paid for by <br /> the developer.~ Ali dedications for perimeter streets, roads and highways must be provided, <br /> for one-half t~_e ROW width of streets at the standard width by functional classification as <br /> ~ . <br /> shown on the itransportatlon plan. All access to the project must be by these entrances <br /> with no acces~ allowed from mobile home spaces to streets or alleys outside the project. <br /> Entrance streets~ must have three or four travel lanes, two in and one or two out, with <br /> most recent c~des requiring four lanes, two in and two out. No parking or access to units is <br /> allowed along ~he first 100~200 ft on entrance streets from the ROW line. The entrance <br /> street can be ~ivided by a median, with a gatehouse and entrance sign if desired. <br /> (b). Access to ~anufactured home subdivisions. This a'ccess, and the design of entrances and <br /> dedicated width, of streets, is that required in the subdivision code for manufactured home <br /> projects platteO as conventional subdivisions and for PUDs and innovative design projects as <br /> required in th~ zoning code. <br /> (c). Standards ~or internal streets. These streets must be paved to public local street con- <br /> struction stand~a~ rds. In mobile home parks, street width from curb face to curb face is 24- <br /> 36 ft~ with 2~-28 ft most common. Curb and gutter or swales are required. Cul-de-sac <br /> streets are all,wed, with the maximum length of cul-de-sacs and the required radius of the <br /> turnaround taking the standards required by the subdivision code for urban subdivisions. Ail <br /> streets must b~ named, street signs provided, and address numbers assigned within the no- <br /> menclature an~ numbering of streets and addresses of the adjacent neighborhood. Block and <br /> lot numbers ar~ assigned, being numbered in consecutive order, as provided for blocks and <br /> lots in conventional subdivision plats. Streets in manufactured home subdivisions take the <br /> standards req4red for conventional subdivis'ions, PUDs and condominiums in the zoning <br /> code. brivew4ys to individual spaces from streets take the standards for single-family <br /> driveways required in the land development code. <br /> (d). An intern~'i pedestrian circulation system 'of walkways is required throughout mobile <br /> home parks. P~liC walkways and sidewalks are 4-5 'ft wide, generally in accord with subdi- <br /> vision construc~ion standards, with sidewalks required on one side of internal streets. A <br /> walkway is re( uired' to each mobile home unit from Public sidewalks, at least 2 ft wide, <br /> although codes, might allow the driveway to substitute for this walk to the mobile home <br /> stand.
