Fences and walls are al- <br />lowed along t~e side and rear perimeter of mobile home spaces in mobile home parks if <br />approved by t~e operator, and along side and rear property lines on lots in manufactured <br />home subdivisi(~ns if approved by the homeowners association and meeting zoning code regu- <br />lations for fences. Awnings can be extended from the mobile home unit, permanent or roll- <br />up, over a patl~o area and windows. <br />(b). Uncovered[patios are required to be provided to all living units by some codes and a}- <br />lowed by right~t~'other codes, for the private use of occupants of the unit. They must have <br />a minimum are'a of 80-100 sq ft and a minimum dimension of 6 ft. Codes allow patios to <br />have a roof or!awnings and be screened, subject to approval by park management or home- <br />owners association as an add-on structure. If a code requires a patio, it of.ten does not re- <br />quire any addi{lonal private open space on mobile home spaces and manufactured home sub- <br />division lots. <br />(c). Garages ari. d carports are allowed by right in manufactured home subdivisions with the <br />living unit, attached or unattached or connected to the living unit by a breezeway or patio. <br />A garage or c~.rport can be built by any construction type: factory built, prefabricated or <br />built on the st'..te; designed in appearance to complement the dwelling unit, with a paved <br />floor and positive drainage. <br />(d). Model marulfactured homes as sales units are allowed by some codes in mobile home <br />parks and in m~nufaetured home subdivisions during the start-up of rental and sales in new <br />projects. The ~tlumber of model units is limited, perhaps, to 5-10% of the authorized number <br />of units in the!park or subdivision. Codes limit model homes to 1-3 years from the date of <br />approval of th~ operator's license for mobile home parks and from the date the final plat <br />for a manufactured home subdivision is recorded. Model units must meet mobile home set- <br />back and clearlnce standards. Non-illuminated signs are limited to 6-32 sq it total area for <br />all faces per rr{odel unit, mounted on the unit or within 10-20 ft of the unit, to a maximum <br />height of 6 ftc! One unit can be used as a sales office. Sales of existing units is allowed, <br />located on their site and connected to utilities; in some states, a previous tenant in a mo- <br />bile home parkiis not obligated to remove the unit if it can be sold to another tenant. <br />(e). Other acce~s0ry structures allowed by right with the approval of the park operator in- <br />clude telephon~ booths, ATMs, vending machines, currency change machines, newspaper <br />racks, storage '_~uildings and sheds, common and group parking areas and outdoor carwashing <br />parking spacesilimited to a water spigot and hose for use, without charge of a user fee, by <br />tenants and occupants. These structures are allowed in manufactured home subdivisions in <br />common areas gubject to approval by the homeowners association according to its by-laws. <br /> <br />5. ZONING BULK STANI~ARDS <br /> <br />A. Perimeter zone yari:ls, fences, walls and screens for mobile home parks. Most zoning codes re- <br />quire that mobile hom~ parks provide a 6 ft high decorative solid fence or masonry wall along the <br />rear yard and interior iside yards of the tract, with many codes requiring i.t and a landscape screen <br />around the entire per~meter of the park except at entrances. Otherwise, codes allow a 3-1/2 ft <br />fence, wall or hedge ~long street yards. Some codes require a buffer strip or yard of 10-25 ft <br />along side and rear yards for lot lines adjoining R-zoned tracts outside the fence, with some codes <br />requiring landscape sc~'eenlng along side and rear yards in Io6ations 'where mobile homes are sited <br />adjacent to perimeteriboundaries.
