CASE <br /> <br />REQUEST FOR SKETCH PLAN REVIEW OF PINE SHADOWS, A MINOR <br />SUBDIVISION; CASE OF GERALD BAUER <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Mr. Gerald Bauor is requesting a minor subdivision to create one 3.0 acre tot and one 37 acre lot <br />from a 40 acre parcel lying southeast of Whispering Pines Estates Plat 2. <br /> <br />The following itoms are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Sit~ location map <br />Sketch plan <br />City Staff review letter dated January 25, 1994 <br /> <br />Observations: <br /> <br />Thc property is ~:oned R - 1 Rural Residential and the split is intended to separate the existing <br />homestead from the remaining 37 acres, which will be reserved for future development. The <br />extent of the lucre development will depend on the outcome of the City's request at the Metro <br />Council for a MIJS^ expansion. The proposed m/nor subdivision is in compliance with the current <br />4 in 40 density ragulations. <br /> <br />Both of the lots would receive access from the existing Puma Street N.W. Because Puma Street is <br />currently a dirt roadway, it is Staffs recommendation that Lot 2 ~ changed to ouflot to prevent the <br />creation of an additional buildable lot and more traffic on a dirt street. <br /> <br />In accordance with City Code, park ted/cation is anticipated to consist of a cash payment for the <br />new lot created. <br /> <br />Recommendation: <br /> <br />City Staff recommends approval of the minor subdivision. <br /> <br />Commission Action: <br /> <br />Motion to: <br />Accept/d~ny the sketch plan for Pine Shadows and recommend City.
